Kinwyn (kinwyn.com and www.kinwyn.com) is a private household home-search and move-planning app for people in the United States. It is operated by Kinwyn LLC, a Kentucky limited liability company.

This policy describes how we collect, use, and share information when you use Kinwyn. Kinwyn is not a real estate brokerage, appraisal, inspection, or lending service, and it is not offered to children.

1. Who this covers

This policy covers personal information we process about people who create a Kinwyn account, people who join a household with an invite link, and visitors to the login or marketing pages.

It does not cover listing portals you may open from Kinwyn (Zillow, Redfin, Realtor.com, Homes.com, Trulia, and similar). Those sites have their own policies. Kinwyn does not fetch, scrape, or open those pages on our servers.

Public-record facts we show about a property (for example a map coordinate from the U.S. Census geocoder, or a flood zone from FEMA) are property facts, not a profile we built about you. Your account, household membership, saved homes, invite activity, ratings, and map coordinates are personal information.

2. Information we collect

You give us

  • Account: name or display name, email address, password (if you do not use Google), and profile settings
  • Google sign-in: the email and basic profile Google shares when you use that button
  • Household: membership, invite links you create, and who you invite
  • Homes you add: a U.S. street address, and any listing facts you type or paste (price, beds, baths, square footage, description, agent name, brokerage, MLS ID, school names, notes, and similar fields)
  • Listing links you paste: the URL, stored so you can click “View listing.” We parse the text of the URL. We do not fetch the page.
  • Household work: ratings, comments, must-haves, tasks, and cost entries
  • Support: messages you send from Support in the app (Account → Support)

We collect automatically

  • Technical data: IP address, browser type, device type, and request logs needed to run the site and stop abuse
  • Product events: sign-in, adding or editing a home, using an invite link, starting or managing a subscription
  • Precise location of saved homes: latitude and longitude from the U.S. Census geocoder when we can match the address you entered. That coordinate is stored with the home and visible to your household. It is not live tracking of your phone.

We do not use third-party advertising pixels. We do not sell access to your household’s list of homes.

We receive from others

  • Google, if you sign in with Google
  • U.S. Census Bureau geocoder (coordinates, county, and school-district names)
  • Licensed property-data vendors we contract with (RealtyAPI when that fill is on), only after a home is saved, to fill empty parcel facts and, when the vendor returns them, listing photos
  • Official government sources (FEMA flood maps and USGS elevation)
  • Stripe, if a household manager starts a paid Household plan (card numbers go to Stripe, not into Kinwyn’s database; we store customer and subscription identifiers)
  • Resend, to send account and invite email
  • Infrastructure providers that host the app (including Cloudflare and Supabase)

We do not receive listing-page content from Zillow, Redfin, Realtor.com, Homes.com, or Trulia, because we do not request those pages.

3. How we use information

We use this information to create and secure your account and household; save the homes you add and show them to that household; geocode an address and fill missing facts from licensed and official sources; write an optional AI summary from the facts already saved on that home; operate ratings, tasks, costs, and must-haves; send account and invite email; provide support; prevent abuse; bill a paid Household plan; and comply with law.

We do not use your saved homes or search activity to train a Kinwyn model. If we send stored home facts to a model provider for a summary, we use a setting that opts out of training or uses zero retention.

We do not use your information for cross-context behavioral advertising. We do not sell personal information.

4. AI summaries

If this feature is on, a model may write a short summary of the fields stored on a home you added. The model is not allowed to open the listing URL, browse the web, or invent facts. Summaries can still be wrong. They are not an appraisal, inspection, or offer of brokerage.

5. Who can see a home

Homes, ratings, comments, tasks, and costs are private to the household that saved them. Anyone you invite with a household link can see that household’s data.

We do not publish a public listing index or a public property page.

Service providers see only what they need to host, geocode, enrich, summarize, authenticate, email, or bill the product. They are not allowed to use that data for their own advertising.

6. When we share information

We share information only with your household; with service providers under contract; if the law requires it or to protect someone from serious harm; if Kinwyn is sold or transferred (this policy still applies until you are notified); and when you choose to leave Kinwyn (for example you click “View listing”).

We do not sell personal information. We do not “share” personal information for cross-context behavioral advertising as California uses those words.

7. Cookies

We use cookies and local storage required to keep you signed in, remember a local demo session, and run the app. We do not use advertising cookies. Blocking cookies may break sign-in.

8. How long we keep information

  • Account and household data: while the account is open, then deleted or de-identified when you close it, except records we must keep for law, billing, or security
  • Saved homes and any fill cache for that address: until you delete the home or the household
  • AI summaries: stored with the home; deleted when the home is deleted
  • Server logs: a short period needed to operate and secure the service
  • Payment records and Stripe identifiers: as the processor and tax law require

9. Security

We use reasonable measures (encrypted transport, access-controlled hosting, household scoping). No consumer app is perfectly secure. Do not put Social Security numbers, bank passwords, or other high-risk secrets into notes or comments.

10. Children

Kinwyn is for adults planning a household move in the United States. It is not directed at children under 18. We do not knowingly collect personal information from children. If you think a child created an account, write us from Support in the app (Account → Support) and we will delete it.

11. United States only

Kinwyn is built for the United States (U.S. addresses, USD, U.S. Census geocoding). We do not intend to offer the service to people in the EEA, UK, or Switzerland. If you use it from those places anyway, you understand it is a U.S. service and U.S. law applies.

12. Your choices and rights

You can access and edit your profile, edit or delete a home, leave a household, close your account, and add a street address without pasting listing text. A household manager can manage or cancel a paid plan from Subscription in Account.

State law may also give you the right to know, access, correct, or delete personal information; obtain a copy; opt out of sale, sharing for targeted advertising, and certain profiling (we do not sell or share for ads); limit use of sensitive personal information; and appeal a refusal.

We honor these rights for all U.S. users in the same way, including rights under Kentucky’s KCDPA, Texas’s TDPSA, and California’s CCPA/CPRA. We will not discriminate against you for exercising a privacy right.

To make a request, sign in and write us from Support in the app (Account → Support). You may also mail a request to the address below. We will verify it is you. You may use an authorized agent where the law allows. If we refuse, we will say why and how to appeal.

We respond within 45 days, or sooner if your state requires it, with one permitted extension when the law allows.

We do not sell or share personal information for targeted ads. If that ever changes, we will update this policy and honor a legally recognized opt-out signal.

13. Sensitive information

We do not ask for race, religion, health, sexual orientation, or Social Security numbers.

We do process precise geolocation of properties you saved (latitude and longitude). That is used only to place the home on your household map and to request official geographic facts (for example a flood zone). We do not track your device in the background.

Do not paste owner, occupant, or tenant phone numbers or emails into Kinwyn.

We do not collect biometric, genetic, or precise mobile-device tracking data.

15. Licensed data and government records

After you save a home, we may request facts about that address: year built, lot size, last sale, tax assessed value, flood zone, listing photos, and similar parcel fields. Those requests go to a licensed vendor or an official government API. They do not go to a listing portal.

Facts can be wrong or stale. We show a source and date when we have one.

16. Changes

If we make a material change, we will update the date at the top and, when the change is significant, notify you in the app or by email. If you keep using Kinwyn after the effective date, you accept the updated policy. If you do not, delete your account.
