Lenders look at principal, interest, taxes, and insurance together — PITI. HOA dues and PMI, when they apply, sit on top of that. A payment that shows only principal and interest is not what hits the account each month.
Principal and interest use a fixed-rate formula
The loan amount is price minus down payment. A fixed rate spreads that balance across the term so early payments are mostly interest and later payments are mostly principal. Change the rate, term, or down payment and the monthly figure updates immediately.
Why 20% down can drop PMI
Conventional loans usually require private mortgage insurance when you put down less than 20%. This calculator estimates PMI at a typical annual rate and lets you edit or zero it. Your lender’s PMI will differ.
15 years vs 30 years
A 30-year term keeps the monthly payment lower and costs more interest over the life of the loan. A 15-year term costs more each month and less overall. Use the table to see how much of each year goes to interest.
Calculator questions
How is the monthly payment calculated?
Principal and interest use a standard fixed-rate amortization formula. Property tax and homeowners insurance are divided by 12. HOA is monthly. PMI is estimated when the down payment is under 20%, and you can edit it.
What is PITI?
PITI is principal, interest, taxes, and insurance — the housing payment most lenders use. This calculator also adds HOA and PMI when you enter them.
